Nesslin Lake is about 21 km north-east of Big River, reached by Nesslin Lake Road off Highway 922. The hamlet of Nesslin Lake sits on the land between the south shore of Nesslin Lake and the north shore of Swede Lake, and it’s the only community on the lake. It’s an organized hamlet within the RM of Big River No. 555 rather than a resort village.

The lake itself is part of the Nesslin Lake Recreation Site, a provincial recreation site that takes in the whole lake and runs up to the western boundary of Prince Albert National Park. It has a beach, a boat launch and a campground, close to the hamlet.

A small hamlet this far north doesn’t see many listings, and there aren’t many recent sales to compare against, so pricing takes some local legwork. The usual checks still apply: whether the lot is titled or leased, how water and septic are set up, and whether the cabin is built for seasonal or year-round use, which affects financing and insurance. Cowan Lake and Delaronde Lake, also in the RM of Big River, are worth a look if you want to compare.
