About the Real Estate Market in RM of Leask No. 464
The RM of Leask No. 464 borders the RM of Spiritwood No. 496 on its west side and runs east toward the RM of Duck Lake. It holds two villages, Leask, where the RM office is, and Parkside, and Highways 40 and 12 both run through it. It also takes in Martins Lake Regional Park and three lakes I already cover: Iroquois Lake, with the Resort Village of Pebble Baye and the organized hamlet of Pelican Cove, Emerald Lake and D’Amour Lake.
The land is mixed. The provincial soil survey for the RM (Saskatchewan Land Resource Centre, 1997) puts a bit over a quarter of its area in capability classes 1 to 3, the soils it rates suitable for sustained crop production. About a third is class 4, which it calls marginal for crops, and close to 30% is class 5 or 6, which it limits to hay and pasture. So you’ll find grain land, grazing land and acreages here, with the lakes adding recreational interest on top.
That spread is why a single per-acre number doesn’t work in this RM. When I compare parcels I look at the soil class and how much of a quarter is actually cultivated, drainage, the road in, and how close it sits to the lakes and to Highway 40.
