An acreage gives you room a town lot can't: a shop, animals, a big garden, or just some distance from the neighbours. Around Spiritwood, Shellbrook, Debden and Canwood that can be a few acres a short drive from town, or a bigger yard site with pasture. It also means your own well, septic and road, so the questions below matter more than they do in town.

Before you make an offer

  • Well and water test

    Make a flow test and a water quality test conditions of your offer; they answer different questions. Ask how old and how deep the well is, and whether it has ever run low in late summer or needed treatment for iron or sulphur.

  • Septic

    Find out what kind of system it is (a tank and field, a mound or a holding tank), how old it is, when it was last pumped or inspected, and whether it suits the size of the house. A septic inspection is a reasonable condition, especially on an older place.

  • Power and heat

    Check the age and size of the electrical service, especially if you plan to run a shop, and ask whether outages are common and what the owners do for backup. Heating an older farmhouse can cost more than a newer house in town, so ask the owners what they spend.

  • Internet

    Ask the owners what internet service they use and how well it works for them. Service can change from one yard to the next, so check what's available at that exact location, especially if you work from home.

  • Road access and winter maintenance

    Ask whether the road is maintained and plowed all year, and by whom: the RM or a private arrangement. An acreage that's an easy drive in July can be a headache in January if the road isn't reliably cleared.

  • School bus routes

    If you have kids in school, check with the school division whether the yard is on a bus route and where the pickup would be.
