About the Real Estate Market in RM of Big River No. 555
The RM of Big River No. 555 covers about 2,484 square kilometres of the northern boreal forest, just west of Prince Albert National Park. The RM describes its own land as a mix of agricultural, residential and forest land: 1,311 parcels of farmland, 23 residential subdivisions (13 of them on a lakeshore) and two organized hamlets, Nesslin Lake and Phillips Grove. This is forest country with farms in it, not open prairie, and it’s better to say so up front.
Several places I already cover sit inside it: the town of Big River, where the RM office is, the Resort Village of Chitek Lake, and Cowan and Delaronde lakes. The RM counts over 150 lakes and nearly 200 km of maintained snowmobile and quad trails, so recreation counts for as much as farming in a lot of the land here. Farming is part of it too. The RM’s history records canola, barley, oats and wheat, along with cattle, hogs, elk and bison, and the area has been tied to timber since the Big River Lumber Company drew settlers in the early 1900s.
With land this mixed, a per-acre average doesn’t tell you much. When I compare parcels here I look at how much is cleared versus treed, the road in, and how close it sits to water, the trails and Highway 55, since those move the price as much as the acreage does.
