The farms and farmland I work with are in the RMs around Spiritwood: Spiritwood, Meeting Lake, Medstead and Canwood. It's a working mix of whole farms with a yard site, cultivated quarters, hay and pasture, and treed land, much of it farmed by the same families for generations. Whether you're buying a whole farm, adding to a land base, buying your first quarter or looking for room to run cattle, this is where to start.

Before you make an offer

  • Title and legal land description

Get the legal land description for every parcel and look at the title: who owns it and anything registered against it. Be clear in writing about exactly what's in the sale, from the parcel boundaries to any land that's leased out.

  • Soil and assessment

Soil class drives value more than almost anything else, and two quarters a mile apart in the same RM can be worth quite different amounts. Know how much is cultivated, hay, pasture or bush. The RM assessment is a useful reference point, but it isn't market value.

  • Leases and rentals in place

If the land is rented out, find out the terms, what it rents for and when the arrangement ends, since that affects when you can farm it yourself. A rental rate that holds up well for the soil class is also a good check on price.

  • Access

Check how you get onto each quarter and what shape the road is in. A quarter on a well-kept road usually draws more interest than one down a poorly maintained grid road, and the distance to the highway and to grain handling matters too.

  • Yard site and buildings

When a farm comes with a yard site, look at the house, shop, bins and corrals as carefully as the land: their age and condition, and how water and power get to each building. Be clear in writing about which equipment, bins and fixtures stay with the farm.

  • Water

If there's a yard site, get the well tested for both flow and quality, and ask whether it has ever run low in late summer. If you're grazing, find out where the cattle's water comes from and whether it lasts through the season.

  • Surface leases, where present

Some land carries a surface lease, or questions about mineral rights. Ask whether any apply, get copies of the paperwork, and have your lawyer look at them before you remove conditions.

BEFORE IT'S LISTED

Farms and land in the RMs around Spiritwood don't come up often.

A lot of farms and farmland here change hands between neighbours and families, and the land around a farm usually knows first when a quarter is coming up. Tell me what you're after and you'll hear from me as soon as I hear about something that fits.
